Technical Due Diligence (TDD) and Acquisition Surveys

TDD and Acquisition surveys focus on a building’s structure, fabric, finishes and systems, commenting on items of nonconformity, defects, building element lifecycles, health and safety risks and evaluation of relevant statutory approvals and consents.
We look to provide advice that will alert you to issues that will affect the building both as an investment or asset. Working closely with your legal advisors we are very experienced in acquisition surveys and can identify any red flag issues early in the surveying and reporting process. We can tailor the survey to be in 2 parts if required with a simple Excel based initial report and proceed with the full survey report if you wish to continue with the acquisition.
Schedule of Condition
A Schedule of Condition is a record of the state of the property at the start of a tenancy. Produced in a photographic format it acts as a point of reference for the property’s condition later on in the contract. Schedules of Condition Surveys can be undertake for either Landlord or Tenant and is an important aspect of leasing a property and can be appended to the property lease to record the actual condition of the property from the initial lease term.
As a tenant it’s important to know your rights when it comes to signing a tenancy agreement. Always check the Lease covenants with regard to your liabilities within the Lease term and at Lease break or surrender. An accurate and concise Schedule of Condition Survey carried out before occupation of any commercial property can save thousands of pounds in repair liabilities over the term of the lease.
If the property is left in an unrepaired condition and you have been given a schedule of dilapidations from your landlord with no record of the condition when you first took occupation of the property you may be liable for excessive repair costs, loss of rent and your landlord’s professional fees.
