MORTGAGE VALUATION SURVEY
These surveys are commissioned by your mortgage provider to establish the condition and verify the market value of the property to establish what level of funding they would provide which is secured on the property title. This type of survey takes a valuation surveyor around 30 minutes and is not a Building Survey. Whilst you pay for the survey to be undertaken the surveyor’s client is the mortgage provider.
We do not provide property valuations or market value appraisals in any of our surveys.
FULL BUILDING SURVEY
Formerly referred to as a Full Structural Survey, (RICS Level 3 survey) this is the most comprehensive survey available. It provides an accurate assessment of condition and illustrates, using digital photographs, any defects and potential problems caused by hidden flaws. The conclusion to this comprehensive report gives a balanced opinion regarding overall condition and gives an outline of repair options, advice for your legal advisors and details of any serious risks and dangerous conditions. We can tailor the survey to suit any concerns you may have or if you are planning to extend the property after purchase.
HOME BUYER REPORT
A simpler and more succinct format to the Building Survey, (RICS Level 2) the Home Buyer Report (Survey) is ideal for modern properties (i.e. those less than 80 years old) and built using conventional materials.
Our Home Buyer Report is individually prepared and unlike the reports of other surveyors, it does not rely upon report writing software, which produce unnecessary or inappropriate ‘standard text’.
The Home Buyer Report is cheaper than the full Building Survey but still provides thorough advice. In particular, it highlights urgent and significant matters; digital images illustrate defects with a simple Red-Amber-Green traffic light summary to assist you to understand the significance of each defect identified.
STRUCTURAL APPRAISAL
Cracking and structural movement in buildings can cause doubt and confusion. Movement problems commonly come to light during the valuation inspection carried out by the mortgage lender, and ‘Structural Reports’ are often requested.
Our Structural Appraisal provides tailored advice identifying the cause and severity of any movement, together with suggested remedies. The reports, presented in a clear and concise format, are accepted by the major mortgage lenders and insurance companies.
