COMMERCIAL PROPERTY SURVEYS

We have extensive experience of commercial surveys across most property types throughout the UK and abroad including, Hospitals, Care Homes, Hotels and Golf course complexes, Court buildings, Restaurants, Public Houses, Office blocks, Retail and Shopping Centres, Commercial buildings converted to residential accommodation, Residential high and low rise blocks, Holiday accommodation, Industrial estates and Industrial units.

Contract Administration and Project Management

We carry out Contract Administration and Project Management for clients on a wide range of projects. 

This includes, formatting the brief and understanding the clients requirements, producing specifications of works, tendering to at least three competent contractors, carrying out a post tender analysis with recommendations for the contract award based on competence and accuracy of the tender return We then implement the contract and manage the works to a successful completion.

Replacement of the balcony waterproofing to 50 residential sheltered accommodation apartments in Poole.

Replacement of the roof covering to a residential block of apartments in Sandbanks.

Project management of redecoration and repairs to a Grade II Listed residential apartment block in Bristol

Successful project management of an external wall assessment to eleven multi storey residential blocks in Dorchester to achieve an EWS1 B1 rating.

Technical Due Diligence

We adopt a flexible and innovative approach to property acquisition as we understand that no two clients’ requirements are the same. Our services are offered on a bespoke basis to meet a client’s specific needs when acquiring both freehold and leasehold property.

TDD and Acquisition surveys focus on a building’s structure, fabric, finishes and systems, commenting on items of nonconformity, defects, building element lifecycles, health and safety risks and evaluation of relevant statutory approvals and consents.

We provide advice that will alert you to issues that will affect the building as an investment. Working closely with your legal advisors we are very experienced at acquisition surveys and can identify any red flag issues early in the surveying and reporting process. We can tailor the survey to be in 2 parts if required with a simple initial report, proceeding with the full survey report if you wish to continue with the acquisition.

Schedule of Condition

A Schedule of Condition is a record of the property condition at the start of a tenancy. This is produced in a photographic format with accompanying text and acts as a point of reference later on at a lease event such as a lease break or termination. 


Schedules of Condition Surveys can be undertaken for either the Landlord or Tenant and are an important aspect of leasing a property, providing protection for future repairing liabilities. The survey can be appended to the property lease to record the actual condition of the property from the initial lease term.


As a tenant it’s important to know your rights when it comes to signing a tenancy agreement. Always check the Lease covenants regarding your liabilities within the Lease term and at Lease break or surrender. An accurate and concise Schedule of Condition Survey carried out before occupation of any commercial property can save thousands of pounds in repair liabilities over the term of the lease.  


If the property is left in an unrepaired condition and you have been given a schedule of dilapidations from your landlord with no record of the condition when you first took occupation of the property you may be liable for excessive repair costs, loss of rent and your landlord’s professional fees.
